The fact that you evicted the tenant does not relieve you from your duty of sending the Security Deposit Transmittal letter (21 day letter) to the tenant . In your security deposit letter it is a good idea to include language that indicates to the tenant that you may bill them for additional charges later as you may not have all the bills within the 21 days. The security deposit transmittal letter should be sent out with a certificate of mailing.
You must docket the eviction judgment to have it appear on the tenants credit file. The fee for docketing is $5. You can either take the file immediately upon receiving the judgment down to room 102 or you can send a check for $5 along with the case number, your name and the defendants name to Clerk of Courts Small Claims Room 102, Milwaukee County Courthouse, 901 N 9th Street, Milwaukee, WI 53223.
